Viewing TripsFollowing our initial consultation you may wish to travel to Bulgaria to look a specific property, village or town and get a better feel for this beautiful country. We can organize every aspect of your trip; from air travel to airport transfers, accommodation and property viewings. You will be liable for your airfare and accommodation costs, while viewing fees are £15 per day plus petrol (£7 per 100km). In the event you purchase a house from us the viewing fees will however be refunded in full. Should you already have arranged travel and accommodation and simply wish to view; we can have drivers meet you at the airport / your hotel and take you see our properties. Purchasing CostsFor a foreign national to purchase land in Bulgaria they must first register a Bulgarian Ltd company, this process costs £450. When you open your company you will need to place a deposit of 5000 levs (around £1,800) into the company account. This sum can however, be withdrawn once the company is operational, a process that which normally takes 1-2 weeks. You will also be required to pay notarial tax on your property, but this is usually fairly minimal in Bulgaria. For our services BBProperties charges a commission of 3% of the purchase price (min. £400). This fee includes all the legal work required in the purchase. Legal ServicesBBProperties has an excellent legal division to ensure your purchase proceeds as smoothly as possible. We check all the documentation concerning the property or land thoroughly to ensure you will not have any future problems with your purchase. As specified in Purchasing Costs you will be required to set up a Bulgarian Ltd company. The reason you need to open a company is that currently foreigners are not permitted to own land in Bulgaria, though this is likely to change in the short to medium term. We can register the company and administer your investment by power of attorney from England, should you be unable to travel to Bulgaria. We will also be able to help process any applications you may have for planning permission in the future. Once your purchase is complete you will be presented with the notarial act (title deed) to confirm your ownership. When purchasing a property with us you enter into a contract governed by English law, to give you extra peace of mind. RenovationWe offer a lot of resale properties, rather than simply new build. We believe that the older, traditional houses will not only make great investments, but also display a greater sense of character and reflect a truer sense of Bulgaria. Many of these houses will however require modernisation. Our after sale service is well primed to help you renovate your property to the standard you desire and, as labour and materials are still relatively cheap in Bulgaria your money can go much further than in the UK.
